CONSTRUCTION WATCH: Lofts at University Heights

We joined CB Emmanuel Realty to celebrate the groundbreaking of the transformation of the former Buffalo Public School 63 into the Lofts at University Heights!


THE SEASON OF GIVING: CANstruction

We brought the Buffalo Silo's to life at a local Tops Friendly Markets at the annual CANstruction event! All of the non-perishable food used in the display (10,000 cans!) gets donated to the Food Bank of WNY!

NOW OPEN: Seneca One Stop

We're so excited to announce the Seneca One Stop in Niagara Falls is now open! Thanks to project manager Wendy Ferrie, RA for all her hard work! 


GIVE BACK: City Of Light

Each holiday season, members of B Team Buffalo organize a grassroots event called City Of Light. The goal of the initiative is to decorate a neighborhood in the city so that it shines for the holidays. A few of our team members went and volunteered their time, decorating the streets near the Buffalo Central Terminal and adding a sparkling touch to houses in the neighborhood!


COMMERCIAL DEVELOPMENT

We're proudly partnering with The Kissling Interests, LLC to renovate the 11-story structure at 298 Main Street into a mix of office space on the six lower floors and twenty-six apartments on the five upper floors. Happy to welcome tenant Campus Labs to this great space in downtown Buffalo!

GINGERBREAD HOUSE COMPETITION 

Our interiors department did an amazing job recreating Frank Lloyd Wright's Falling Water House out of gingerbread for the Millington Lockwood competition!! Make sure you check out our Facebook for even more photos and videos!! 


CWM HOLIDAY PARTY

Happy Holidays from the entire Carmina Wood Morris team! We decided to forgo our annual bowling party and instead created a murder-mystery event for our entire staff to enjoy. Some of our staff seriouslyyyyyy got into character, which certainly created an afternoon of laughter!

Our interiors department did an amazing job recreating Frank Lloyd Wright's Falling Water house out of gingerbread for the Millington Lockwood competition!! 

Project In Progress: Elmwood Forest Gateway

Our approach to this $30M project is to make it look to the pedestrian like a three-story building, and not a five-story building, by setting the top two floors back from the street and incorporating quality materials, classic architectural detailing, sufficient parking, green space, and environmental sustainability. The current plan is to create 57 high-end townhouse condominiums with ground-floor retail and parking hidden from view on the southeast block of Elmwood Ave, south of Forest Ave. 

From The Buffalo News: "'The intent of this project is to bring people and vibrancy to an area of my neighborhood that has been sorely lacking for some time,' said Steven J. Ricca, a land use attorney at Bond Schoeneck & King, who represents Chason and also lives in the Elmwood Village. 'We're here to meet a demand that is undeniable.'"

CANstruction 2016: The Season of Giving

WGRZ tells the story of how our CANstruction creations come to life! Made possible by a $10,000 donation from Tops Friendly Markets, all 8,000 cans used to create the display are donated to the Food Bank of WNY when the display comes down; helping those in need in an event called Food2Families. This year, we broke one of last year's records, completing the project in just two and a half days! This is our eighth year participating in CANstruction and we couldn't be happier to present this replica Silo City, complete with Barbie kayakers! There were so many donations the silo is literally pouring over with food!

CONSTRUCTION WATCH: Highland Park Apartments

Project in Progress- An HCR funded project for People Inc., consisting of 38 one and two bedroom units. Classrooms from the Highland Park school are being converted into residential units maintaining the existing corridors and a majority of the walls, minimizing demolition. The original building was built in 1952, with an addition in 1983.

Work on 1502 Niagara continues, with plans for a 5,000SF restaurant owned and operated by Chef Martin Danilowicz, dubbed "Roost" to open by September! Formerly the Bison Storage Building box factory, 1502 Niagara Street is being developed into 41 one and two bedroom loft apartments known as 'The Crescendo'.

Project Groundbreaking: Hyatt Place NF

HYATT PLACE HOTEL AT 310 RAINBOW, NIAGARA FALLS

Today we celebrated the groundbreaking of Hamister Group INC.'s $35 Million, 128-room six-story Hyatt Place Hotel in Niagara Falls, NY! The building will include 14,500SF of meeting and banquet space with 7,000SF of retail space and a rooftop patio. In total, this 111,000SF building will be one of the largest non-casino developments Niagara Falls has seen in recent years. Gov. Andrew Cuomo joined developer Mark Hamister to praise the obstacles we've overcome to bring this hotel that will only encourage more resurgence of Niagara Falls. The Buffalo News has more details from the ceremony.

GRAND OPENING: Bosche Lofts

The Carmina Wood Morris team is excited to announce the grand opening of the redeveloped Bosche Building at 916-918 Main Street! The four-story, 33,000SF buildings circ. 1891 are now home to 23 market-rate apartments, with retail space on the first floor. All tenants have access to a shared rooftop patio space, overlooking the downtown Buffalo skyline. After more than seven years of planning and work to save this pair of long vacant buildings, we are thrilled to see this labor of love now open!


CONSTRUCTION WATCH: Kenmore Teacher's Federal Credit Union

From rendering to real life, the Kenmore Teacher's FCU is a renovation of a 48,000SF site on Sheridan Drive into new workstations, banking lobby space, private offices, conference facilities, break-room, and drive-through operations.

The Carmina Wood Morris family is excited to join Ellicott Development in redeveloping the George Washington School at 1 Delaware Road into a mixed-use building of 21 luxury apartments, a day care center, commercial and retail space, and a SPoT Coffee!

AROUND TOWN: Hotel Lafayette Exhibit

From the beginning of June until October 9th, head over to the Buffalo History Museum for a special event focusing on the Hotel at Lafayette transformation! Images on display from Jackie Albarella "poignantly capture the restoration of downtown Buffalo's opulent Hotel Lafayette," according to the event website. You don't want to miss it! 


THE AWARD GOES TO: Phoenix

Buffalo Spree's "Best of WNY 2016" recognized the Phoenix Brewery Lofts with an award for "Best Preservation Project"! The adaptive re-use project should begin leasing top-line apartments this summer. 


Bosche Lofts Grand Opening

The ribbon has been cut! Congratulations to everyone who made the historic restoration of the Bosche Lofts at 916-918 Main Street possible! We're proud to have collaborated with Bison Electrical and GreenLeaf Development, and thank them for their hard work and dedication on this important project. 

This labor of love is now home to 23 one and two bedroom apartments featuring an atrium that all tenants have access to, exposed brick and duct work, high loft-style ceilings, and handicap accessibility. The units include granite counter tops, brand new stainless steel appliances, convenient in unit washer and dryer, central air, and natural lighting thanks to large Pella windows. All tenants have access to a shared rooftop patio space, overlooking the downtown Buffalo skyline. 

From The Buffalo News, 6/16/16: "After more than seven years of planning and work to save a pair of long-vacant historic buildings that faced demolition, the renovated Bosche Lofts are finally open on Main Street, putting their new residents across the street from the growing Buffalo Niagara Medical Campus."

An Architect's Dictionary (according to CWM)

Arch Daily ended 2015 by posting an article, "150 Weird Words Defined: Your Guide to the Language of Architecture," which got me thinking about some of the stranger things I've heard around the CWM office. The English language is a fickle thing, with several words having multiple interpretations. Some more typical architectural terms I've heard our team use include:

  • Aesthetic (adjective): The way something looks; to designate a particular style.
  • Charette (noun): An intensive design event in which architects get even less sleep than usual and encourage each other into ever more insane, we mean creative, ideas.
  • Facade (noun): The face (exterior) of a building.
  • Sustainability (noun): Go green! To minimize the negative environmental impact of buildings by efficiency and moderation in the use of materials, energy, and development space.
  • Space (noun): The architect's canvas, otherwise known as the total built environment. 
  • Motif (noun): A repeated figure or element of the design. 
  • Inspiration (noun): Although not always easy to come by, these great ideas start the process of planning, designing, and constructing cultural works of art.

As the Marketing person at the firm, I've definitely had to do some research after listening to our designers discuss project details! Architects truly have their own language, and after delving further into the varied concepts of design, I have certainly gained an appreciation for this second-language my co-workers speak.
